City of Tucson Planner Nicholas Martell at DGT

“Please join us for policy policy-focused presentation by Nicholas Martell of the City of Tucson Planning Department on the newly-adopted Community Corridors Tool. The Community Corridors Tool (CCT) encourages the redevelopment of underutilized sites on our commercial corridors. The City has worked to develop tools to help transform vacant lots, deserted strip malls, or large empty parking lots along major streets into livable and vibrant mixed-use destinations.

Mr. Martell’s Professional Bio:

I am the current Long-Range Planning Section Manager with the City of Tucson’s Planning and Development Services Department. With degrees in Planning and Geography from the University of Arizona and Northern Arizona University (but definitely not ASU), I bring a background in water resource curriculum development, GIS, zoning, and community outreach to my work. I work with a fantastic team focused on zoning code amendments and the update of the city’s general plan, helping guide Tucson’s long-term growth through collaborative, community-centered planning.

Project Goals

  • Make infill development, especially affordable housing, simpler to build along corridors
  • Remove barriers to affordable housing
  • Promote transit-oriented infill development that supports climate action goals
  • Update zoning to make it easier to permit a full spectrum of housing types
  • Simplify redevelopment of underutilized and vacant sites”
